RECM 013 : How To Market To A Real Estate Farm Area

Real Estate Farm AreaIn Session 13 I share with you how to choose a real estate farm area.  I discuss different types of farm areas.  I go over how you can effectively market to a farm area.  I also share the process I followed and how I delivered value to my real estate community.

A REALTOR® farm area is a great way to generate business consistently.

I discuss how to attack your farm area through marketing doing flyer drops.  Once you generate and secure a Listing, you have many opportunities to market the new listing to your farm area.

I also mentioned the email blasts that you can send out as soon as there is action in your farm area.  You could also send out this information on a regular schedule.  Here is the script I mentioned.

An Easier Way To Get Those Much Needed Price Changes

Ammendment Price ChageIf you are having trouble getting price changes on your Listings, then consider trying the following technique.

Many times when taking a new Listing the Sellers ask us if we could just “try” their unrealistic price for a week.  Ultimately this is what we do just to appease the Sellers.  I mean honestly, what harm could it do?  We haven’t even loaded the home on the MLS.  We haven’t taken any pictures either.  Our marketing plan hasn’t been implemented, so we may as well let them have their price for now.  After all, it’s only a week.

The first is the Pre-List Phone Call

The Second is the Pre-List Package

In the Pre-List Package you want to put the following.

  • Your Color Bio with you and your family.
  • Testimonials – Show your competence by putting in past sales.Pricing Your Home To Sell - David Knox
  • Don’t forget to include the David Knox Video – Pricing Your Home To Sell which can be found at DavidKnox.com
  • Don’t forget to include a questionnaire for your clients.  This will give them some home work to do and let you know how they would like to be served.

Remember to ask for your Pre-List Package back at the beginning of your Listing Appointment!

By doing the above you are really setting yourself apart from most agents.  This shows your professionalism and that you take this business very seriously.

Working with Buyers is a very important aspect of home selling.  Often the first clients we have as a REALTOR® are Buyers.  It is very important to know how to start a conversation and to push for an appointment.

In this session I’ll be sharing techniques for meeting new buyers as well as pushing for an appointment in your office.  I share a great idea for creating an outstanding Value Proposition for new potential clients.  I also cover how to get the Buyer Representation Agreement signed.  You definitely want to get your Buyers under contract early.

The 4 Most Important Stats To Include In Your Listing Presentation

When doing a Listing Presentation, it is very important that we show our Value.  One of the best ways to do this is by including our stats.  By including our stats, it’s like giving a report card to the Vendor of how we perform in Real Estate.

Most agents provide a marketing plan to the seller, but rarely include their current stats.  Including your sales stats can be the big differentiating factor that gets you the listing over another REALTOR®.
